Door Inspections Are Often a Legal Requirement

For safety reasons, the Ohio Building Code requires annual inspections (and a written record of them) for many doors1. Building owners are responsible for the maintenance and care of fire-rated door assemblies. That's why building owners and managers need in their possession a signed Commercial Door Inspection Report completed by a licensed inspector.

The Dynamics of Security Entrances and Door Assemblies Are Complex

Here's an example. Swinging doors with builders' hardware are the most common type of fire door assembly. They are complex due to the myriad of materials and products used to create them, and because they often provide accessibility, security and Life-Safety functions - in addition to their fire-safety protection. Licensed Inspectors are trained to understand the dynamics of door assemblies, and to correctly evaluate them in your building. In a Fire, Every Second Counts

Fire doors are designed to prevent the spread of fire from one area of a building to another. Every component – from the door itself to the hinges, bolts and other hardware – must be in top condition to ensure proper function under normal and especially fire conditions. These doors are designed to withstand the incredible amounts of pressure and stress that come with fire. They serve as barriers to provide time for people inside the building to escape.

Reasons to Have Your Doors Inspected

  • Safety is something you never take lightly, especially when it comes to your business.
  • Fire doors are a necessary component of a building's overall safety, as dictated by building codes and the National Fire Protection Association (NFPA).
  • The provisions of the NFPA require that fire doors are inspected annually by a certified inspector, and your documentation of this inspection must be available for review by the State Fire Marshal.
  • Automatic Door Systems usually incur extremely high usage and should be checked several times a year to verify they are compliant and safe.
  • Medical buildings fall under the JCAHO regulatory agency. We perform Pre and Post JCAHO commercial door inspection of your doors and provide you with certification reports.
  • All Rolling Steel Fire Doors and Shutters require yearly drop tests and certification.

1The 2007 Ohio Building Code requires all "Door Assemblies for which the door leaf is required to swing in the direction of egress travel, be inspected and tested not less than annually in accordance with NFPA 101-2009 (Life Safety) 7.2.1.15.2 thru 7.2.1.15.8". It also requires "Fire Door Assemblies be inspected and tested not less than annually in accordance with NFPA 80-2007 (Fire Doors and Other Openings) 5.2. A written record of the inspection shall be signed and kept for inspection by the Authority Having Jurisdiction."
